New Property Specialist: Dos and Don'ts? Any advice welcome

Problem/Goal: I have no experience in sales, what advice can you give me to close a sale in real estate? I need it badly for my brother's therapy and mom's meds and rent.

Context : I got a job recently as a property specialist, but im not sure about the ropes yet. What should I know about the market? What are the useful skills?

Previous Attempts : I am still in training and I do try to approach people, family, and friends online pero no response so far. My goal is to speak to 100 people for now. Naisip ko na rin na mag abot ng flyers at calling cards sa mga places where I think maraming kaya or afford.
